First Month's Rent & Security Deposit

You'll need to pay your first month's rent and security deposit to secure the lease for your rental. Please be sure to confirm the amounts with our team in advance.

Move-in Date & Inspection

Our team will provide all initial move-in information and schedule your initial inspection with you at the lease signing.

Utilities

Utilities for your rental home should be placed in your name after signing the lease. Be sure to handle this promptly to avoid losing access to the utilities in the property. Remember, you are responsible for keeping all utility accounts current throughout the duration of your lease.

Move-out Checklist

Notice of Intent to Vacate

Planning to move out of your rental home? Please provide us with written notice of your intent to vacate, in accordance with the terms of your lease.

Property Condition

Before handing in the keys for your property, you'll need to bring it back to rent-ready condition. This involves the following:

Rental Cleaning:

As you prepare to move out of your rental home, a thorough cleaning is essential to ensure you leave the space in pristine condition. Begin by decluttering and packing personal belongings, creating a clean slate for the cleaning process. Start from the top down, dusting ceiling corners and light fixtures before wiping down walls. Clean windows, blinds, and curtains, and vacuum or mop floors accordingly.

In the kitchen, scrub appliances, countertops, and inside cabinets. Don't forget to defrost the refrigerator and clean the oven. In bathrooms, disinfect surfaces, scrub tiles, and clean the toilet, sink, and shower or bathtub.

Finally, check all rooms for overlooked areas, such as baseboards and door frames. Empty and clean all trash bins and ensure all personal items are removed.

Repairs:

Carefully look over your rental home to check for any damage that has occurred during your stay. This includes nail and screw holes in the walls, broken glass, burnt lightbulbs, etc. Please take every step possible to resolve these issues.

Security Deposit

We will perform a final inspection after you move out. This inspection ensures there is no damage in the unit and you're returning the property in the same condition it was rented.

If we do identify any damage, we will schedule repair visits and use your security deposit to cover these expenses. The remainder will be returned to you.

Please note, you cannot use your deposit to pay your final rent bill. Failure to pay your rent will result in administrative fees, adverse credit reporting, and legal action.
